How stamp duty works in WA

In Western Australia, stamp duty on a property purchase is officially called transfer duty and is administered by RevenueWA. It is charged on the property value using a progressive scale, so the rate rises with the price. WA applies one general rate table to residential, commercial and investment purchases (there is no separate investor surcharge for residents).

First home buyer concession

First home buyers purchasing an established home in the Perth and Peel regions currently pay no transfer duty up to $500,000, and a reduced rate between $500,000 and $700,000. Above $700,000 the general rate applies. A change announced on 7 May 2026 proposes lifting the nil threshold to $600,000 (with a concessional band to $800,000), but it is subject to the parliamentary process. Vacant land and regional WA have different thresholds. Always confirm the current figures with RevenueWA before you rely on them.

Stamp duty is separate from the WA First Home Owner Grant (a $10,000 payment for eligible new homes). Once you know your duty, work out your repayments with our borrowing power calculator, or read our guide on how much you can borrow.
