A quick, free estimate of how much you might be able to borrow. This is a guide only, not a loan offer.

This calculator gives you a rough idea of borrowing power. It assesses repayments at your rate plus a 3% buffer, in line with how APRA (the Australian Prudential Regulation Authority, the banking regulator) requires lenders to test serviceability. Real lender assessments are more detailed, so treat the result as a starting point and confirm with a broker.

Use your combined after-tax (net) pay from your payslips.
Sets a default living-cost baseline (HEM, the Household Expenditure Measure that lenders use).
Adds roughly $600 per month to the living-cost baseline per dependant.
The calculator uses your figure or the baseline, whichever is higher (as lenders do).

Understanding the result

Lenders look at far more than this calculator: your income type and stability, your actual expenses, your deposit and the resulting LVR (loan-to-value ratio, your loan as a percentage of the property value), your DTI (debt-to-income ratio), and credit history. Borrowing more than 80% of the value usually means paying LMI (lenders mortgage insurance).
